Renovating a bathroom in a Cyprus holiday rental

Refitting a holiday-let bathroom in Cyprus: the winter closure window, a specification that survives turnover, and judging spend against nights let.

A bathroom in a property you let is a different job from a bathroom in a property you live in, and the difference is not the budget. The room has to survive strangers using it hard, cleaners attacking it weekly and a water supply that leaves scale on everything, while being closed for the fewest possible nights. Decide the closure window first, specify for wear rather than for photographs, and work out what the room is worth to you in let nights before you choose a single tile.

Why rental property is different

In your own home, a bathroom is used by people who know its quirks — that the screen needs a shove, that the hot tap runs cold for a moment. A guest knows none of that, and a quirk becomes a message on a Sunday evening.

Failure costs nights, not patience. A fault at home is something you work around. In a let it can mean a refund, a moved guest or a cancelled stay. That is why serviceability — access panels, isolating valves, parts you can buy on the island — outranks every finish decision.

Cleaning is industrial. A changeover clean is fast and chemical. Stone that needs a pH-neutral cleaner will not get one, and anything that depends on care from the person holding the bottle will look tired long before it wears out.

Water leaves a mark. Limescale on brassware, screens and shower heads is the recurring maintenance item, and the specification decides how much labour it costs. Mixers with replaceable cartridges, aerators you can unscrew by hand and treated glass turn a call-out into a ten-minute changeover task.

Those ranges are read from recorded quotes when the page loads, so they do not go stale. They start a conversation with a contractor rather than ending one.

Scheduling around bookings

The programme is usually the hardest part of a rental refit, and where the property sits decides it.

In the east — Ayia Napa, Protaras, Paralimni — accommodation is predominantly seasonal and refurbishment is concentrated in November to March. That is a genuine window, and it is also when every other owner wants one, so ask in spring. Ringing round in October is how owners end up with whoever is free. In Limassol, Paphos and Larnaca, where lets run closer to year-round, there is no window at all, only gaps — Protaras shows the same pattern in miniature, with short refurbishment windows between bookings.

The temptation is to squeeze a bathroom into a four-day gap. The trade sequence will not compress: strip-out, plumbing first fix, electrical first fix, tanking, screed and falls, tiling, plumbing second fix, electrical second fix, glazing and decorating, with curing time built into the middle of it. A programme promising a finished bathroom faster than that is skipping a step or will overrun into a booking.

  • Order sanitaryware and tile before the strip-out and have them on site. A room waiting for a delivery costs you nights as well as labour.
  • Put slack days at the end, where snagging appears, not at the start.
  • Check access before the quote. On hillside plots around Peyia, steep access roads limit delivery vehicle size. In a block, lift dimensions, working hours and rubble routes are set by the management committee.
  • If there are two bathrooms, phase them — one at a time keeps the property lettable rather than closed.

Durability over appearance

Specify the room for the fifth year, not for the first photograph.

Waterproofing is never worth saving on. A bonded waterproof membrane behind and beneath the tiling in the shower area is the standard wet-area specification. Have the system named in the quote and inspect it before tiling starts — once tile goes on you will never see it again, and in a flat the consequence lands on somebody else's ceiling.

Large-format porcelain rather than natural stone, which needs sealing and the right cleaner and will get neither. Ask for the floor tile's slip rating to appear on the quote rather than accepting "non-slip" as a description — wet feet, unfamiliar room, sometimes children. A hard-wearing grout in a mid-tone survives changeover cleaning far better than white in a tray corner.

Fittings you can service. A wall-hung WC on a concealed frame is fine with a proper access panel and a problem without one. Put an isolating valve on every branch so a dripping mixer is a five-minute job rather than a reason to shut the water off to the flat. Pick brassware whose cartridges and seals are stocked in Cyprus: a one-off imported mixer is a fine thing until it fails in August and the part is three weeks away.

Coastal fixings. In Kato Paphos and other directly exposed locations, salt-laden air means galvanised and marine-grade fixings are standard — screen hinges, towel rails, anything metal in a sea-facing room. Corroded hinges are among the most common early failures in coastal lets.

Extraction that runs on its own. A humidity-sensing extract ducted to outside air, with a run-on timer, does more for mould in a property that sits shut up than any surface treatment. Any alteration to the circuits is carried out and certified by a licensed electrician.

Buy spares with the job: tiles from the same batch, a screen seal, a cartridge, a toilet seat. Batch-matched tile does not exist in year four.

Cost against nightly rate

What decides whether a rental bathroom refit is worth doing is the quote set against what the room does to your letting.

  1. What is the bathroom costing you now? In evidence, not feeling: recurring guest comments about the shower, nights lost while a plumber attended, a rate you have held down because the room shows badly. That is the figure the refit has to beat.
  2. How many let nights does the work close, and at what rate? A January closure in Ayia Napa costs almost nothing in bookings. The same closure in July costs a great deal — which is why winter work is cheap in nights even when it is not cheap in euros.
  3. Spread the cost over the life of the specification. Divide it across the seasons you expect it to serve, then compare that annual figure with the rate and occupancy change you genuinely expect. If neither moves, the case is maintenance rather than revenue — valid, but it should change how much you spend.
  4. Settle the VAT before comparing quotes. Renovation and repair of a private residence in use for more than three years can be invoiced at the reduced VAT rate of 5% rather than the standard 19%, where the value of the materials does not exceed 50% of the value of the services. Whether a commercially let property meets the private-residence condition is a question for your accountant and the Tax Department, and the gap between the rates is wide enough to reorder three otherwise similar prices.

The most common mistake is specifying to your own taste rather than to what stops complaints. Guests notice water pressure, hot-water recovery, somewhere to put a wash bag and a screen that does not leak, and are largely indifferent to the tile you agonised over.

Replacing fittings and finishes inside an existing bathroom, with no change to structure, layout or external appearance, sits outside permit scope. Moving a wall, adding a window or altering the building's drainage is a question for the Department of Town Planning and Housing before anyone starts. Common questions

When is the best time to refit a bathroom in a Cyprus holiday let?

In the eastern resort areas, November to March, because accommodation there is predominantly seasonal and refurbishment is concentrated in that window anyway. Elsewhere, take the longest gap you can create at the lowest-rate part of your calendar, booked far enough ahead that you get a contractor rather than whoever is free.

How long will the property be out of action?

Longer than the labour days, because tanking and screed have to cure. Ask for a programme by stage rather than a single number of days, then add slack for snagging. If a quote promises a finished bathroom in a handful of days, ask which of the stages it is compressing.

Can I do a cosmetic refresh instead of a full refit?

Often, and it is underrated. Regrouting, new silicone, a new screen, new brassware and a repaint move a tired room a long way in a much shorter closure. That is the right answer when the waterproofing and tiling are sound, and the wrong answer at any sign of water going where it should not.

Does a rental bathroom refit need a permit?

Replacing fittings and finishes inside an existing bathroom, with no change to structure, layout or external appearance, sits outside permit scope. Structural changes, new openings and drainage alterations are another matter, and in a block the management committee's rules on working hours and common pipework apply separately. What should I keep after the job?

The electrical certificate, the named waterproofing system and its warranty position, the tile batch reference, the model numbers of the mixer and shower valve, and a photograph of the tanking before tiling.
