Why bathroom renovation prices vary so much in Cyprus

Two bathrooms of the same size, in the same Nicosia block, can be quoted almost three times apart. The gap is rarely about taps. It is decided by three things that are settled before anyone talks about tile: whether the drainage stays where it is, what condition the pipework and wiring behind the wall turn out to be in, and how the materials get up to the flat and the rubble gets back down.

The size of the spread

Full bathroom replacement in Cyprus is generally quoted between €3,500 and €9,500 per room, with the median around €5,800. That band covers work that is genuinely different at each end, not the same work priced by a cheaper or a greedier contractor.

At the bottom of it, the WC, basin and shower stay where they are, the pipework is sound and the walls are flat. At the top, the layout moves, the soil pipe moves with it, and the circuit serving the room is brought up to current standards at the same time.

Four decisions move you within the range:

• whether the drainage positions change
• what is found behind the tiles once the room is stripped
• how much of the electrical installation is replaced rather than reused
• how the room is reached, and where the waste goes

Sanitaryware matters less than people expect. Upgrading a shower mixer changes the total far less than most homeowners assume, because it is one line on a long list. Moving the WC changes it far more, because the drainage, the floor build-up and the door all have to move with it.

Access and travel time

Nicosia is the one district where the drive is rarely the headline. Contractors are concentrated through the centre, Strovolos, Lakatamia, Aglantzia and Latsia, so a team is usually on site quickly. Travel becomes a real line only at the edges — Kokkinotrimithia, Dali, Tseri, Geri and the villages towards the foothills — where the hours lost on the road are hours you pay for.

What does move the number is vertical access. Nicosia holds a large stock of apartment blocks built between the 1970s and the 1990s, and their lifts were sized for residents rather than for building materials. Where a lift will not take a pallet of tile or a stripped-out cast basin, everything goes up and down the stairs by hand — and a bathroom produces a startling volume of broken tile, screed and old render, all of it heavy. That is labour, and an honest quote shows it as its own line. Inside the old city walls the constraint is the street instead: addresses a van cannot reach, and streets where the only workable skip position is the one the municipality will not release.

Specification differences

Every trade in a house exists in a bathroom, compressed into a space where none of them can work at the same time. Strip-out, plumbing first fix, electrical first fix, tanking, tiling, plumbing second fix, electrical second fix, glazing, making good: nine visits in a fixed order, which is why the programme runs two to three weeks even though the room stands empty more than it is worked in.

Drainage moves the most money. Keeping the WC where it is keeps the job a refit. Moving it means moving a soil pipe, and in an apartment on a slab that usually means building the floor up to get the fall, which changes the threshold, which changes the door. In a house it can mean breaking concrete.

What is behind the wall comes second. In the 1970s to 1990s stock that dominates Strovolos and the older parts of the centre, bathrooms often still run on original galvanised pipework and on a circuit installed before earthing and residual current protection in wet rooms were what they are now. Two quotes can look identical on paper and differ entirely on whether replacing them was assumed or excluded. Ask which, and ask the rate if it turns out to be needed. Wet-room electrical work should be signed off by someone registered to do it; ETEK is where professional registration is recorded.

Tanking is the item nobody sees and everybody regrets skipping. Tiling in Cyprus runs €22 to €70 per square metre supply and lay, and the waterproofing layer underneath is a small fraction of that. Leaving it out is invisible on the day and expensive in year three, particularly in a flat where the neighbour below finds out first.

The remaining choices are real but smaller: a shower tray against a formed wet-floor gradient, large-format tile that needs a flatter substrate than the room currently has, recessed niches that require the wall to be built out, and extraction. Nicosia sits inland with the widest temperature range on the island, so a bathroom here swings from cold January mornings to a sealed, unventilated box in August. Extraction that genuinely moves air, ducted out rather than into a void, is worth more than the same money spent on the tap.

Season and demand

Bathroom work in Nicosia is not seasonal the way coastal refurbishment is. What the calendar changes is how the materials behave and how easily you get a slot.

In midsummer, adhesive open time shortens and tiling gets slower and more careful, especially in a hot, closed interior room with no cross ventilation — which is most Nicosia bathrooms. In deep winter the problem reverses: tanking membranes and adhesives have minimum application temperatures and cure more slowly in an unheated bathroom, stretching the waiting stages rather than the working ones.

Demand peaks before Christmas and Easter, and again at tenancy turnover at the end of the academic year. August is thin for labour because crews take leave, and a job started in late July can sit half-finished for a fortnight. If the bathroom has to be usable by a date, secure the booking early. The tile can be changed later; the slot cannot.

How to read a quote

Put three quotes side by side against one written scope and check for the same items in each. If one is missing something, it is not cheaper — it is smaller.

1. Strip-out and disposal

   Who removes the old suite, tiles and screed, who carries it down, and whether licensed disposal is inside the figure.

2. Drainage, stated explicitly

   Whether WC, basin and shower positions are kept or moved, and what the floor build-up is if they move. This line separates the top of the range from the bottom.

3. Pipework and electrics: replaced or reused

   Whether supply pipework is renewed and the rate if the strip-out reveals galvanised pipe; whether the circuit is replaced and protection brought to current standards; and who issues the certificate.

4. Tanking, named

   The waterproofing product, and how far up the wall and across the floor it goes. "Waterproofed" on its own is not a specification.

5. Tiling, with format and adhesive class

   Manufacturer, reference, format, adhesive class and grout type. Large-format tile carries a levelling allowance — ask what it assumes.

6. Sanitaryware and brassware, itemised

   Every piece listed by model, with a stated allowance if you have not chosen yet. An unitemised "suite" is where quotes drift apart.

7. Extraction, making good and programme

   The fan and where it ducts to; silicone, ceiling, door and threshold; and working days and waiting days shown separately.

8. VAT

   Whether it is included and at which rate. Renovation of a main residence in Cyprus can qualify for a reduced rate under conditions set by the Tax Department, and whether your job qualifies changes the total meaningfully.

Common questions

Why is my quote above the published range?

Almost always drainage, discovery or access. A ground-floor flat where nothing moves and the walls are flat sits near the bottom. A fourth-floor flat with no usable lift, a relocated WC, original galvanised pipe and a circuit that needs replacing sits near the top — and both are the same trade doing honest work.

Can I keep the existing tiles and just change the suite?

Sometimes, and it is much the cheapest route. What decides it is what the wall looks like when the old suite comes off: tiles behind a removed basin or cistern are rarely intact, and matching a discontinued tile is usually impossible. Ask the contractor to look behind before promising a partial refit.

How long will the bathroom be out of use?

Longer than the labour days. Nine trade visits over two to three weeks is normal for a full replacement, and much of that is curing and waiting. If it is the only bathroom in the flat, agree in writing which days the WC is disconnected.

Does a bathroom refit need permission?

Replacing fittings and finishes inside your own dwelling is normally a finishes job rather than a planning matter. What changes that is structural work, altering openings, or anything touching the common parts of a block — a soil stack, a riser or a shared duct — where the building's regulations and the management committee come into it.

Should I buy the sanitaryware myself?

You can, and it can save money. It also moves the risk: lead times, damaged deliveries and a basin that turns out not to suit the waste position become yours to solve with the room already stripped. If you do buy, have everything on site before first fix.
