Planning a home renovation in Cyprus, room by room: what each job involves, what it usually costs, what needs permission, and the order the trades have to arrive in. That order moves the final bill more than any hourly rate does — a plumber booked after the tiler is a cost nobody budgeted for.

01What we cover
Room by room.Cost, sequence, permits.
Renovation planning for Cypriot homes: what each project involves, what it usually costs, what needs permission and what order the trades come in.

Plastering
Skim, render and the lime plasters that stone village houses need instead of cement.

Tiling
Floor, wall and wet-room tiling, including the substrate work that decides whether it lasts.

Painting and decorating
Interior and exterior painting, with the elastomeric exterior systems that survive UV at this latitude.

Home renovation
Whole-house renovation: sequencing, permits, budget and the order the trades need to arrive in.

Bathroom renovation
Full bathroom rebuilds, including the tanking that stops the flat below finding out first.

Kitchen renovation
Kitchen replacement from strip-out to final connection, with realistic lead times on units.

Describe the project
What you want done, which town, and roughly when. Room dimensions and photographs cut a lot of guesswork out.

Coastal or inlandchanges the spec.
Salt air near Kato Paphos, the widest temperature swing on the island in Nicosia, ground movement in parts of Pissouri. Local pages record what changes the work.

Nicosia
Blocks from the seventies and eighties. Rewiring and replumbing usually eat the budget before the kitchen does.

Limassol
You compete for crews with the seafront towers, and the month you go out to tender changes the price.

Larnaca
Newer detached houses. Extensions, pools and roof work rather than stripping a flat back to its frame.

Paphos
Salt corrodes anything metal, and getting a lorry up a hillside driveway costs more than people expect.

Famagusta
A holiday let has to reopen in April. Plan backwards from that date rather than forwards from today.

Home renovation in Cyprus: common questions
- How much does it cost to renovate a house in Cyprus?
- It turns on the room and the depth of the work — a bathroom stripped to the pipework and a bathroom refreshed are different projects. The price pages give a range per job, each marked as either quotes we collected, with the count beside them, or an indicative level with its published source.
- Do I need permission to renovate in Cyprus?
- Cosmetic work generally does not. Anything structural, anything moving drainage, and most changes to the exterior do, and that usually means both planning permission and a building permit as separate applications.
- What order should renovation work be done in?
- Broadly: strip out, structural work, first-fix plumbing and electrics, plaster, then second fix, then finishes. Getting this wrong is the most common way a Cypriot renovation overruns, because work already paid for has to be undone.
- How long does a renovation take in Cyprus?
- A single room is usually weeks; a whole house is months and depends heavily on permit timing and trade availability. August is slow across most of the island, and coastal areas tighten further in peak season.
