The same kitchen layout, quoted by three Nicosia companies, can come back with totals a long way apart — and usually none of them is wrong. A kitchen quote is four separate purchases wearing one number: the units, the worktop, the appliances, and the labour to strip a room and rebuild its services. Companies bundle those differently, and until you split them apart you are not comparing anything.

The size of the spread

Kitchen work is quoted two ways in Cyprus, and mixing them up is the most common reason two figures look incomparable. Some companies price fitting only — labour to install units you have bought elsewhere. Others price supply and fit — units, worktop, fitting and often the appliances, as one figure. Our price data keeps those apart deliberately, because averaging them produces a number that describes nobody's kitchen.

Once you are comparing like with like, four things decide where in the range you land:

  • the carcass and door specification, which is most of the unit cost
  • the worktop material, priced by finished area plus every cut-out
  • whether the services move, and how much of the electrical installation is replaced
  • whether anything structural happens, such as removing a wall to open the room to a living space

The appliance package sits alongside all of that and can be changed at any point before it is ordered. Almost nothing else can.

Access and travel time

In Nicosia the drive is rarely the expensive part. Fitters are concentrated through the centre, Strovolos, Lakatamia, Aglantzia and Latsia, so a team is usually on site quickly. Travel becomes a genuine line item at the district edges — Kokkinotrimithia, Dali, Tseri, Geri and the villages towards the foothills — where the hours lost on the road are hours you pay for.

Access matters far more, and for kitchens it matters in a specific way. Rigid carcasses arrive already assembled, which gives a better and faster fit but needs a route into the flat: a lift that takes a tall unit, or a stairwell with turns wide enough for one. Flat-pack is built in the room, which solves access and costs more labour. Nicosia's large stock of apartment blocks built between the 1970s and the 1990s has lifts sized for residents rather than for cabinetry, so which of the two you end up with is often decided by the building rather than by preference. Have the lift and the stair turn checked on the first visit, not the week before delivery.

Worktops make the point sharply. Stone and engineered slabs are templated only after the carcasses are set and levelled, then cut off site and brought in finished, in one piece where possible. They are heavy, they do not bend around a tight landing, and a joint added purely to get the material into the flat is a cost and a visible line on the finished surface.

Specification differences

Two kitchens can look identical in a showroom photograph and be built from completely different components.

Carcass and hardware. Board thickness, whether the board is moisture-resistant, and the make of the hinges and drawer runners separate a kitchen that still closes properly after a decade from one that does not. None of it is visible once the doors are on, which is why it is the easiest place for a cheaper quote to be cheaper.

Doors and finish. Laminate, foil-wrapped, sprayed MDF, veneer and solid timber sit at very different points on the price scale and behave differently here. Nicosia is inland with the widest temperature range on the island, and a kitchen closed up and hot through August, then cool and damp in January, puts real movement through door fronts and painted joints. Ask what the finish is warranted for, not what colour it comes in.

Worktop. Laminate, solid surface, engineered stone and granite are priced by finished area, then again by every cut-out: sink, hob, tap holes, sockets, upstands, drainer grooves. Two quotes for "quartz worktop" can differ substantially on cut-outs and edge profile alone.

Services. This is what turns a kitchen swap into a renovation. If the sink or the hob moves, plumbing and electrical first fix move with them. Older blocks in Strovolos and the centre often have kitchens on original pipework and on a circuit installed when a kitchen meant a cooker and a fridge — not an oven, an induction hob, a dishwasher and a washing machine. Dedicated circuits and current protection are frequently necessary and frequently excluded from the cheapest quote. That work should be signed off by someone registered to do it; ETEK is where professional registration is recorded.

Extraction and structure. A recirculating hood is cheap and does very little; ducting outside needs a route, which in an internal Nicosia kitchen with no external wall means a ceiling void or a bulkhead. That is builder's work and belongs in the quote as its own line. Opening the kitchen to a living room is the largest step change of all — a structural engineer, possibly a permit, and a sequence of trades that has nothing to do with cabinetry. Price it separately.

Season and demand

Kitchens in Nicosia are governed by lead times rather than by weather. Doors, worktops and most appliances are made or ordered to specification, and those lead times run to weeks. The fitting is comparatively quick; the waiting fills the calendar, and it starts only when the order is placed and the deposit clears.

August is the pinch point, because fabricators, joinery shops and fitting crews take leave. Demand then peaks before Christmas and again before Easter, with tenancy turnover at the end of the academic year adding a third peak in the rental stock near the university.

So the order date matters more than the fitting date. Work backwards from delivery rather than forwards from the strip-out, and plan for the templating gap — a stretch with units in place, no worktop and no sink.

How to read a quote

Put three quotes side by side against one written scope. If one is missing an item, it is not cheaper — it is smaller.

  1. Fitting only, or supply and fit

    Establish this first. Everything else is meaningless until both quotes are priced on the same basis.

  2. Unit schedule

    Every cabinet listed by size and type, not a total. A missing tall unit or two drawer packs is easy to overlook and expensive to add later.

  3. Carcass, hardware and doors, specified

    Board type and thickness, whether it is moisture-resistant, named hinges and runners with their warranty, and the door finish, colour reference and edge treatment. "Matt grey" is not a specification.

  4. Worktop, with the cut-out schedule

    Material, thickness, edge profile, joint positions and every cut-out priced. Confirm templating is included and when it happens.

  5. Appliances: supplied or allowed for

    Either each model listed, or a stated allowance. An unnamed appliance package is the largest soft number in most kitchen quotes.

  6. Strip-out and disposal

    Removal of the old kitchen, who carries it down, skip permit and licensed disposal.

  7. Electrical and plumbing scope

    New circuits and socket positions, protection brought to current standards, who issues the certificate, whether the sink and appliance feeds move, and the rate if existing pipework turns out to be failing.

  8. Builder's work, making good and programme

    Extraction ducting, bulkheads, splashback, plastering, skirting, flooring under the units and repainting — plus order date, delivery date, fitting days, templating gap and what each payment stage releases.

  9. VAT

    Whether it is included and at which rate. Renovation of a main residence in Cyprus can qualify for a reduced rate under conditions set by the Tax Department, and whether your job qualifies changes the total meaningfully.

Common questions

Can I keep the existing carcasses and just replace the doors?

Often, and it is much the cheapest route. It works when the carcasses are square, dry and sound and the layout is not changing. It fails when the board has swollen under the sink, when hinge positions are non-standard, or when you also want a new worktop — lifting an old worktop off tired carcasses tends to finish them.

Why is one quote so much lower than the others?

Look at three places: the carcass and hardware specification, the appliance allowance, and whether electrical and plumbing first fix is in scope. A quote that assumes the existing circuits and pipework are fine and leaves appliances to you will always be lower — and may be perfectly honest, as long as you know that is what you are buying.

How long is the kitchen out of use?

Longer than the fitting days, because of the templating gap. Units go in, the worktop is measured, fabricated off site, then delivered and fitted, and only then can the sink and hob be connected. Ask for the programme split into fitting days, waiting days and connection day.

Do I need permission to renovate a kitchen?

Replacing units and finishes inside your own dwelling is normally a finishes job rather than a planning matter. It changes when you remove or alter a wall, cut a new opening, or touch the common parts of a block — a riser, a shared duct or the facade for an extraction outlet — where the building's regulations and the management committee come into it.

Should I buy the appliances myself?

You can, and it often saves money. Two conditions make it work: buy before fitting starts, so the fitter has actual dimensions rather than a brochure, and confirm who is responsible for connection and for anything that arrives damaged. Integrated appliances have to be on site before the units around them are fixed.
