The building decides most of the job

Before anyone talks about tiles, it is worth knowing what kind of bathroom you have, because in the Nicosia district that usually settles the shape of the project.

The older suburbs are full of concrete-framed apartment blocks built from the 1970s onwards. In these, the bathroom is typically small, the walls are solid, the pipework is chased into them, and the soil stack is shared with the flats above and below. None of that prevents a good refit. It does mean that the demolition is heavier than in a timber-framed building, that the waste has to come down through a stairwell or lift, and that anything touching the stack is a conversation with the block rather than a decision of your own.

Newer detached housing in Lakatamia, Tseri and the villages south of the city gives you more freedom. Moving a WC, widening the room into a hallway or adding a second bathroom is a design question rather than a structural argument. The trade-off is that these bathrooms are often larger, which raises the material quantity even when the work itself is simpler.

Where the money actually goes

People come to a bathroom refit expecting the cost to sit in the visible items. It rarely does. The tiles, the sanitaryware and the screen are the part you choose and the part you can control. The part that moves the total is what happens behind them.

A full refit in an older flat normally means new hot and cold pipework, a new waste run, new electrical circuits for lighting, shaver points and an extractor, fresh tanking on wet walls, a screed correction to get the falls right, and only then tiling. Each of those is a separate trade visit, and the sequence cannot be compressed much because each stage needs the one before it to be finished and dry.

That sequencing is also why a bathroom takes longer than its size suggests. A room of four square metres can easily occupy three weeks, and most of that time is waiting rather than working.

Reading two quotes that look the same

If you collect three prices for the same bathroom you will usually find a spread, and the spread is almost always explained by scope rather than by margin. These are the items that most often separate them:

Works well when

  • Removal and disposal of the old suite, including getting it out of the building
  • Tanking and waterproofing to wet walls, stated as a specification
  • New pipework rather than reuse of existing runs
  • Making good, plastering and painting after chasing
  • An extractor with a route to outside air, not just a fan in a ceiling

Less suitable when

  • "Supply and fit" with no statement of what is being removed
  • Tiling priced by area with no allowance for cuts, waste or a border detail
  • Electrical work assumed rather than named and certified
  • Waste disposal left out on an upper-floor flat with no lift

Ask each contractor to price the same specification. If one is materially lower, the answer is nearly always on that second list.

Living through it

Most people renovating a bathroom in an apartment here are still living in the flat, and the single bathroom is the one being taken apart.

Agree at the outset how many days you will be without a working WC, and whether the contractor can stage the work so a usable toilet returns overnight. Agree where the waste will be stacked and how often it will be removed — a stairwell full of broken tiles is a dispute with neighbours you do not need. If your block has a lift, ask whether it will be protected and whether the management committee requires notice for works of this kind. Many do.

A note on timing

Trade availability in this district follows the wider building cycle rather than tourism, so the seasonal pressure that shapes coastal renovation is weaker here. The practical constraint is more often the summer heat, which makes heavy demolition and screed work unpleasant and slow in an unventilated internal room.

If your timetable is flexible, work booked for spring or autumn tends to run closer to its programme. If it is not, the answer is to build a little more contingency into the schedule rather than to expect the same pace in August.

Ventilation is not an optional extra

Of everything that gets cut when a bathroom budget tightens, extraction is the item most often sacrificed and the one you will regret first.

An internal bathroom in a concrete-framed flat has no window and no natural air movement. Without a working extractor ducted to outside air, the moisture from every shower stays in the room, condenses on the coldest surface it can find, and works patiently at the grout, the paint and eventually the plaster behind them. A refit that looks immaculate in month one can show black staining along the ceiling line before its first year is out.

The distinction worth insisting on is between a fan and a route. A fan set into a ceiling that vents into the void above it has moved the problem rather than solved it. Ask where the duct goes and how it leaves the building, and get the answer in the quote. In an apartment block this may require agreement about a route through a communal shaft, which is another reason to raise it early rather than on the day the tiler arrives.

What to keep when the work is done

Ask for three things at handover: the electrical certificate for any new circuits, a note of what was tanked and with which product, and a few photographs of the walls and floor taken after the pipework was installed and before it was covered.

That last item costs nothing and is worth a great deal. The next person who has to drill into your bathroom wall — for a rail, a cabinet, a shelf — will have no idea where the pipes run unless somebody photographed them. Renovating in an older Nicosia block is largely a matter of dealing with decisions nobody recorded. It is a small courtesy to avoid repeating that for whoever follows.
