How to choose a kitchen renovation company in Cyprus
What you can verify about a Cyprus kitchen company before you sign: the registrations, who moves the services, and what a complete quote itemises.

A kitchen company can be checked on four points before you commit: whether the business is registered and current with the Registrar of Companies, whether the electrician altering your circuits is licensed and will hand over a certificate, whether the quote separates the furniture from the building work around it, and whether VAT is stated. Those are documents and line items, so they can be tested. The showroom conversation cannot be. Most of the money in a Cypriot kitchen is not in the doors you are shown — it is in the services behind them, and that is where quotes diverge.
What can actually be verified
The business first. The Registrar of Companies runs a public search where you can confirm the entity exists, see the directors, and see whether annual returns have been filed. This matters more in kitchens than in most trades, because you pay a deposit against furniture ordered weeks before it arrives, and if the company stops trading in between, who you were contracting with becomes urgent.
Insurance is a certificate, not a sentence in a brochure. Ask for public liability and employer's liability, check the dates, and check the insured name matches the quote — not a trading name, the legal entity taking your money.
The electrical scope is verifiable too. Installation work should be carried out and certified by a licensed electrician, and you are entitled to keep that certificate. An oven, a dishwasher, a washing machine on the service balcony and, increasingly, an induction hob all need circuits sized for them, and the older Cypriot blocks were not wired with induction in mind. Ask early whether the existing board and supply can carry what is specified, because the answer changes the price.
In a flat, the management committee is a record as well. Anything touching a common riser, a common waste stack, or the outside face of the building — an extract cowl through the facade is the usual one — normally needs agreement first.
What cannot be verified is reputation. Praise on a company's own site has no provenance, and a screenshot has less. For human evidence, ask for a kitchen the company fitted four or five years ago and open the drawers. Hinges, runners and the board behind the sink are what age here, and none of them appear in a handover photograph.
Registrations that matter
Registrar of Companies. Existence, directors, filing history. Deposits on made-to-order furniture make this the least skippable check on the list.
Licensed electrician. Get the name and the licence rather than an assurance. The installation certificate should be handed over at the end, and where the supply or board is altered, the Electricity Authority of Cyprus expects the work to have been done by someone entitled to do it.
Contractor registration. Building works above a value threshold must be carried out by a contractor registered in the appropriate class. A furniture replacement usually sits below it; a kitchen that knocks through into a living room may not. Ask rather than assume, and ask again if the scope grows.
ETEK. If a wall is coming out, an engineer must say whether it carries load — in a reinforced concrete frame the answer is often "not much, but the beam above it does" — and that engineer must be on the Cyprus Scientific and Technical Chamber register. A fitter who opens a wall on his own judgement is not saving you a fee, he is moving the risk to you.
Tax Department. Ask for the VAT number and which rate the quote assumes. The reduced rate on a primary residence is conditional and applied for, not automatic. Where a quote mixes goods and labour, the VAT treatment should be visible rather than folded into a total.
Social insurance. Fitters, electricians and masons on your job should be declared.
Questions to ask
Cypriot homes built from the 1970s onward are a reinforced concrete frame with blockwork infill, and in the older apartment stock — Strovolos is full of it — rewiring and replumbing are the real content of a renovation. In houses of that era the original kitchen was often built rather than delivered: masonry base units with a tiled worktop. That is a heavier strip-out than flat-pack, and it should be priced as one.
How is the hob fuelled, and who connects it?
Cooking gas here is normally bottled LPG, kept outside with a regulated run through the wall to the hob. If you are keeping gas, ask who makes the connection and where the bottle lives in the new layout. If you are moving to induction, the question becomes electrical: a dedicated circuit, and whether the board and incoming supply can take it.
Where does the extraction go?
Recirculating hoods are common in Cypriot flats because ducting out means core-drilling a concrete or block wall and putting a cowl on the facade. Ducted extraction is better and is a bigger job. Ask which is quoted, and if ducted, who agrees the cowl.
Is the sink moving?
Waste needs fall, and the existing run was laid for the old layout. Moving along the same wall is usually straightforward; moving to an island is a different job, because waste and supply have to cross the floor.
What is the carcass material where it gets wet and hot?
Standard chipboard under a sink fails quietly for a year and then all at once. Ask for moisture-resistant board in the sink and dishwasher runs at minimum, and ask what is specified next to the oven housing.
Which worktop, and when is it templated?
Granite and engineered quartz are templated only after the cabinets are installed, which puts a real gap in the middle of the programme — units in, no worktop. Laminate is cut on site and faster. Ask when templating happens and what you use meanwhile.
How much direct sun does this kitchen get?
Inland Nicosia has the widest temperature range on the island, and a west-facing kitchen there puts real heat into door fronts, seals and any worktop joint. High-gloss fronts and dark surfaces show it more than matt mid-tones. Worth raising before the colour is chosen.
Two more belong on site rather than in a showroom. On direct coastal exposure such as Kato Paphos, salt-laden air is constant and galvanised or marine-grade fixings are standard, while budget stainless and plated handles pit far sooner than the brochure suggests. And can the units get in: tall units and a stone slab have to pass a lift, and on hillside plots around Peyia the access road limits the vehicle before the building does.
What a good quote looks like
A headline figure for "the kitchen" hides the thing that matters: where the boundary sits between furniture and building work. Two quotes at the same number can mean one company supplying units, and another supplying units plus the electrics, the plumbing alterations, the making good and the disposal. A quote you can compare has all of this on it:
- A cabinet schedule: every unit, its size, carcass material, door front, hinge and runner brand, and the soft-close specification.
- The worktop named by material, thickness and edge detail, with joints and cut-outs stated and templating shown as its own stage.
- Appliances specified by model, or entered as a named provisional sum so you know which figures are still open. If you are supplying your own, say in writing who checks the dimensions against the cabinet schedule — an oven housing built for a different appliance is discovered on fitting day.
- The services scope written out: how many new sockets and circuits, who alters the board, who moves the waste, who connects the gas.
- Strip-out and disposal, including whether old masonry units are in that price, and making good the floor where they stood.
- The VAT position stated, and payments tied to stages and to deliveries against documents, with a retention held until snagging closes.
- Lead times in weeks for the furniture and the worktop separately, and the name of the fitter who will be in the room.

Warning signs
A quote well under the others is usually a narrower scope rather than a better price, and the parts most often missing are the electrical alterations, the disposal and the making good. Others worth pausing on:
- A large deposit with no delivery schedule and no documents attached to it.
- No cabinet schedule — only a layout drawing and a total — or carcass material left undefined as "standard board".
- Cash only, or a refusal to give a VAT number.
- No named electrician, and vagueness about the installation certificate.
- A promise that a wall "isn't load bearing" offered without an engineer.
- Ducted extraction on the drawing with nobody named to core-drill the wall or agree the cowl.
- Pressure to sign in the showroom, or a worktop lead time nobody will write down.
Common questions
Do I need a permit to replace a kitchen in Cyprus?
Swapping units, worktops and appliances inside an existing room is normally maintenance and does not involve the authority. It stops being that when you alter structure — taking out the wall between kitchen and living room is the common one — or change the outside of the building, for example with an extract cowl in the facade. Those belong with the district or municipal authority, and in a block usually with the management committee too.
How long is a kitchen out of use?
What determines it is the furniture lead time, whether services move, and the worktop. Stone is templated only once cabinets are installed and then fabricated off site, so there is a defined gap where the kitchen is built but not usable. Laminate removes that gap. Ask for furniture lead time, fitting period and worktop fabrication as three separate lines.
Is it cheaper to keep the existing layout?
Usually, and sometimes by a lot. Keeping the sink, hob and waste where they are removes the plumbing alterations, the floor work and much of the electrical scope. If the layout genuinely does not work, move it — but have both versions priced so the difference is visible.
Granite, quartz or laminate?
Engineered quartz is consistent and non-porous, granite is a natural stone with variation between slabs and needs sealing, and laminate is fastest and least expensive but does not tolerate a bad joint near a sink. Cyprus has a long established stone-fabrication trade, so both stones are widely available — the practical difference is lead time, and that with granite you should approve the actual slab rather than a sample tile.
