What a kitchen renovation costs in Nicosia in 2026

What sets the price of a new kitchen in Nicosia, where the money actually goes, and how to get three quotes onto the same basis before you choose.

A kitchen in Nicosia is priced off four things: how many linear metres of run you are fitting, who makes the carcasses, what the worktop is cut from, and whether the services stay where they are. Two kitchens of the same size in the same street can sit a long way apart on price purely because one kept the sink under the window and the other moved it to an island.

The short answer

Kitchen quotes in Cyprus usually arrive as a supply-and-fit figure for units and worktop, with everything around them — strip-out, plastering, floor, tiling, electrics, appliances — either itemised underneath or quietly missing. The figures below are what has been quoted in the Nicosia district, read from our records at page load rather than left to go stale in the text.

Read what the figure covers before you read the figure, because three products are sold here under the same words. Carcasses built to measure by a local joinery workshop, sized to your room. An imported modular range in standard widths, where quality is predictable but lead time is not in your contractor's hands. Or budget flat-pack fitted by a general builder. Ask which it is, and get the manufacturer named in writing.

Then establish the worktop. Stone and solid-surface tops are templated only after the carcasses are installed and levelled, then fabricated off site and brought back. That gap is not compressible. A quote with no separate worktop stage has assumed laminate cut on site.

What drives the range

Linear metres, and how many are tall. Kitchens are costed by the metre of base and wall run, with tall housings for oven, fridge and larder priced separately because they carry more material and more labour. Islands cost more than their size suggests.

Where the services are. Keeping sink, waste and hob within reach of the existing connections is a fitting job. Moving the sink to an island means a waste run under the floor, which in a flat means building the floor up or coring the slab. Moving the hob means moving the extraction.

Extraction, and the wall it goes through. A ducted hood taken to outside air works; a recirculating one filters and returns it, and Cypriot cooking puts enough grease and steam into a room that the difference shows on the ceiling within a few years. In an apartment block a new facade penetration also changes the external appearance of the building.

The electrical installation, and the gas. Ovens, hobs and instantaneous water heaters want dedicated circuits. In the 1970s to 1990s apartment stock that fills Strovolos and the surrounding suburbs, the kitchen was wired for a different era of appliances — precisely why rewiring and replumbing dominate renovation work in that housing. Any alteration must be certified by a licensed electrician, because that certificate is what the supply authority relies on. If the hob runs on LPG from a cylinder kept outside, as plenty of Cypriot kitchens do, the pipe run and ventilation are part of the job too.

What comes out. Older Cypriot kitchens are tiled floor to ceiling in tile bedded in sand and cement. Taking it off usually takes the render with it, so plastering and making good appear on the honest invoice and not on the other one.

The Nicosia climate, indoors. The capital sits inland and takes the widest temperature range on the island. A kitchen on a west elevation carries the full afternoon load in summer, worth knowing before you specify a dark worktop and glass doors. In winter the external walls run cold behind the units, and base cabinets against one with no ventilation gap are where damp turns up first.

Cost by district

Nicosia usually gives the cleanest kitchen quotes in the Republic: joinery workshops are close, the stock is consistent, and there is no salt in the air to complicate the ironmongery. Set against the other four districts under Republic of Cyprus control — Limassol, Larnaca, Paphos and the free area of Famagusta — the pattern runs like this.

In Limassol the constraint is the building. Rapid high-rise development has raised demand for balcony waterproofing and facade maintenance, and the same towers slow a kitchen fit down: worktop slabs and tall units go up in a goods lift booked by the hour, with the management committee setting the hours for noise.

In Paphos the variables are air and access. Direct coastal exposure at Kato Paphos means salt-laden air, so galvanised and marine-grade fixings are the norm and cheap hinges, runners and handles corrode in a kitchen that is otherwise sound. Up at Peyia, steep access roads limit delivery vehicle size — which matters the morning a stone worktop has to reach a hillside plot.

In Larnaca, humidity is the variable. Around Oroklini the salt lake raises ambient moisture enough to affect damp-proofing specification, which in a kitchen becomes a question of carcass material and edge sealing at the sink, where ordinary board swells and never recovers. Aradippou and the newer detached housing around it lean towards open kitchen-dining rooms and outdoor summer kitchens. In the free area of Famagusta the calendar sets the price: Ayia Napa and Protaras are seasonal accommodation, so refurbishment concentrates between November and March, and fitters are then scarce rather than cheap.

For a Nicosia homeowner the implication is narrow. A fitter in Latsia quoting for a house in Tseri has no travel cost to recover, so a quote well above the others is telling you about scope, not distance. What is usually excluded

The gap between a low kitchen quote and a high one is nearly always these items:

  • Strip-out of the old kitchen, skip hire and disposal
  • Making good the plaster and render where old wall tiles came off
  • The floor covering, and levelling the screed underneath it
  • Plumbing alterations for a moved sink, dishwasher or washing machine
  • New electrical circuits, consumer unit work and the certificate
  • The extraction hood, the duct run and the external terminal
  • Appliances, and the difference between supply and connection
  • Splashback, whether tiled, glass or an upstand in the worktop material
  • Sink, tap, waste and any filter or softener
  • Handles, and any upgrade to soft-close hinges and runners
  • Adjusting doors, skirting and thresholds after a new floor goes down
  • Painting the ceiling and the walls left untiled

Two are worth reading for. "Appliance installation" can mean sliding a fridge into a gap, or building in an oven, wiring a hob and plumbing a dishwasher — ask which. And a hood in the quote with no duct in it is a hood that will be recirculating.

How to compare quotes

Payment stages. A deposit is normal on a made-to-measure kitchen, because the workshop is buying board and ironmongery for your room and cannot resell it. Stage the rest against real points: carcasses installed, worktop fitted, snagging complete.

VAT, and which rate applies. Renovation and repair of a private residence in use for more than three years can be invoiced at the reduced VAT rate of 5% rather than the standard 19%, provided the value of the materials does not exceed 50% of the value of the services. A kitchen tests that condition harder than almost any other room, because units, stone and appliances are material-heavy. Ask which rate each contractor has quoted at, and confirm the conditions with the Tax Department.

Variations in writing. Agree a named rate for extra work before the strip-out starts; the wall behind the old units is the usual culprit.

Permits and structure. Replacing units and finishes inside an existing kitchen, with no change to structure, layout or external appearance, sits outside planning control. Taking down the wall between kitchen and living room is different: if it carries load, the alteration has to be designed and supervised by a professional on the ETEK register, and a fitter's assurance that it is only a partition is no substitute.

Common questions

Do I need a permit for a new kitchen?

Not for a replacement that leaves structure, layout and external appearance alone. Look further if a wall is coming down, if a new opening is being formed in an external wall, or if the building's drainage changes. In an apartment block there is also the separate question of what the management committee permits, particularly around facade penetrations and working hours.

How long will I be without a kitchen?

Longer than the fitting, because the sequence has fixed waiting points: strip-out, plumbing and electrical first fix, making good, floor, carcass installation, worktop template, worktop fit, sink and appliance connection, splashback, second fix, decorating. The template-and-fabricate gap for a stone worktop is the one people forget. What decides the calendar is whether services move and whether the units are made locally or shipped in.

Are locally made units better than an imported range?

Different trade-offs rather than better or worse. A local workshop builds to your room, so awkward corners and non-standard heights stop being a problem and a damaged door is remade rather than reordered. An imported range brings consistent hardware and a documented specification, at the cost of lead time and standard widths that leave filler panels. On the coast the hardware question matters more, because that is what the salt reaches first.

Can I keep the existing units and just change the doors?

If the carcasses are sound, square and the right size, yes, and it is considerably cheaper. Check whether the board has swollen around the sink, whether the hinge plates will accept modern soft-close hinges, and whether you can live with the existing worktop, since replacing that alone often means taking the tiling off anyway.

Why is one of my three quotes so much lower?

Read it for what is missing rather than what is cheap. The usual gaps are the strip-out, the making good, the floor, the electrical certificate and the extraction duct. A kitchen fitted onto an unlevelled floor with the old circuits reused and a recirculating hood is genuinely less work.

Should I buy the appliances myself?

Many fitters are happy with it, provided you settle the models before the carcasses are made. Integrated appliances dictate aperture sizes, and a housing built for a different oven is a remake rather than an adjustment. Have everything on site and unboxed before installation day.
