What interior painting costs in Nicosia in 2026

What sets the rate for interior painting in Nicosia, what quotes routinely leave out, and how to get three prices onto the same basis before you choose.

Interior painting in Nicosia is priced off three things: the surface area you are actually painting, the condition of what sits underneath it, and whether anyone is living in the property while the work happens. Floor area barely matters. A flat with a stairwell void, high ceilings and walls that have never been sealed costs more than a larger single-storey house that was decorated recently and is standing empty.

The short answer

The rate a painter gives you is a per-square-metre figure for painted surface, or a day rate, or a lump sum for the whole property — and the three are not interchangeable. Below is what has actually been quoted in the Nicosia district, read from our records when the page loads rather than typed into the text and left to age.

Read the unit before the number. A price per square metre of wall is not the same as a price per square metre of floor, and a room with a void over the stairs has far more painted surface than its footprint suggests. If a quote does not say which basis it uses, you cannot compare it with anything.

The specification underneath the number is the second half of the answer. Two coats over a prepared and sealed substrate is the standard, and it is what most painters assume you mean. One coat over an unprimed wall is a different product at a different price, and it will look fine for a season.

What drives the range

Surface area, measured properly. Walls, ceilings and joinery are three different rates. Ceilings are slower than walls. Joinery — doors, frames, skirting, shutters, internal railings — is slower again and usually needs a different paint system. A quote that gives you one figure for "the flat" has made assumptions about all three, and you will not find out which until the invoice.

What is already on the wall. Cypriot interiors are typically rendered blockwork or concrete with a thin skim coat. If the existing paint is a cheap chalking emulsion, it has to be sealed before anything goes over it, or the new coat takes the old one off with it. Deep colours going pale need an extra coat. Nicotine, water staining and old distemper need a stain-blocking primer. None of this is padding — it is the difference between a coat that lasts and one that peels along the top of the skirting within a year.

Movement cracking. Nicosia sits inland and takes the widest temperature range on the island, and that shows up indoors as hairline cracking at the junctions between concrete frame and block infill. Filling and taping those lines is preparation work, not painting work, and it is the single most common reason a Nicosia quote comes in above a coastal one for the same size of property.

The building. Strovolos and the surrounding suburbs carry a large stock of 1970s to 1990s apartment blocks. In that stock you routinely meet ceilings that have been over-painted many times, stairwells that need a tower rather than a ladder, and no lift, which turns material handling into a day of its own. Newer build in Latsia, Geri or Tseri is faster to paint and quoted accordingly.

Occupied or empty. An empty property is masked once and worked through. An occupied one is furniture moved daily, rooms handed back each evening, and no overspray anywhere. Painters price that difference and they are right to.

Season. Summer in Nicosia is not neutral for interior work. Paint skins over faster in the heat, which makes a wet edge harder to hold and shows as roller lap marks on long walls. Good crews start early and work the shaded side of the building. It is one reason the spring and autumn shoulders are easier to book well and cheaper to book at all.

Cost by district

Nicosia is usually the cleanest quote you will get in Cyprus, for an unglamorous reason: contractors are close to the job, the building stock is uniform, and there is no salt in the air to complicate the specification. Set against the other four districts of the Republic — Limassol, Larnaca, Paphos and the free area of Famagusta — the pattern runs like this.

In coastal Limassol, high-rise work brings access constraints and, on seafront blocks, salt reaching interior surfaces through balcony doors, which pushes the specification towards washable finishes and better primers. In Paphos the variable is getting to the property at all: hillside plots around Peyia have access roads that limit vehicle size, and Polis Chrysochous is far enough from the contractor base that travel time is priced into most day rates. In the Famagusta district the constraint is the calendar — Ayia Napa and Protaras are holiday accommodation, so repainting is concentrated between November and March and crews are scarce in that window rather than cheap.

For a Nicosia homeowner the practical implication is narrow: a painter based in Aglantzia quoting for a flat in Engomi has almost no travel cost to recover, so if one of your three quotes is much higher, the reason is in the scope, not the postcode. What is usually excluded

Most painting quotes in Cyprus are honest and narrow. The gap between a low quote and a high one is nearly always these items, present in one and absent in the other:

  • Filling beyond hairline cracks, and any taping of frame-to-block junctions
  • Skimming a ceiling or wall that is too poor to paint
  • Stripping wallpaper or removing textured coatings
  • Stain-blocking primer over water damage, smoke or old distemper
  • Treating the cause of mould, as opposed to washing it off
  • Joinery: doors, frames, skirting, shutters and internal metalwork
  • Tower or scaffold access for stairwells and double-height voids
  • Moving, storing and returning furniture
  • Making good after other trades, if the electrician is still coming
  • The paint itself, where the quote is labour-only
  • Disposal of packaging, masking and old paint

Two of these matter more than the rest. Damp is one: nobody should be painting over a wall that is still wet, and a quote that includes redecoration but not diagnosis is quietly transferring that risk to you. Access is the other: a double-height stairwell in a Strovolos block can add a day and a tower hire to a job that otherwise takes an afternoon per room.

How to compare quotes

Then check the commercial terms.

Payment stages. A deposit against materials is normal. Paying the majority before the second coat is not. Stage the balance against completed rooms.

VAT, and which rate applies. Renovation and repair of a private residence that has been in use for more than three years can be invoiced at the reduced VAT rate of 5% instead of the standard 19%, provided the value of the materials does not exceed 50% of the value of the services. The condition matters for painting specifically, because a labour-heavy job comfortably meets it and a supply-heavy one may not. Ask which rate the painter has quoted at and on what basis, and confirm the current conditions with the Tax Department before you rely on the difference — it is large enough to change which quote is cheapest.

Variations in writing. Agree in advance what happens when a wall is opened up and found to be worse than it looked. A named rate for extra preparation, agreed before the work starts, is worth more than any discount on the headline figure.

Permits. Redecorating inside a home you own does not engage planning control, because nothing about the structure, the layout or the external appearance changes. If the painting is part of works that do change any of those, that is a different question and it belongs with the planning and permits guidance rather than with the painter.

Common questions

How long does interior painting take?

For a normally sized flat it is counted in days rather than weeks, and what decides it is preparation, not painting. Sound walls in an empty property go quickly. Cracked walls in an occupied property, with furniture moved each morning and rooms handed back each night, can take twice as long for the same area.

Should I supply the paint myself?

You can, and some painters prefer it because it removes an argument about markup. The trade-off is that you also own the decision: if the finish is wrong for a bathroom ceiling or the colour needs an extra coat, that is your cost. If you do supply it, buy the whole quantity in one go so the batch matches.

Is it cheaper in winter?

Availability is better outside the summer peak and around the shoulders of the tourist season, and better availability tends to sharpen quotes. Interior work is not weather-dependent in the way exterior work is, but drying is slower in a damp, unheated flat in January, so ventilation becomes the constraint instead of heat.

Why is one of my three quotes so much lower?

Almost always because it is a smaller job. Count the coats, the preparation, the joinery and the access. A single coat over unsealed walls, with filling excluded and skirting untouched, is genuinely cheaper to do — it is simply not the same work as the quote next to it.

Can a painter deal with mould on the bedroom wall?

They can wash and treat the surface, and it will come back if the cause is still there. Recurring mould in the same corner is usually condensation on a cold line — a concrete column or beam with no insulation behind the plaster. That is a damp-proofing and insulation question first and a decorating question second.
