Before you order replacement windows for a Cyprus home, ask how removal, the wall interface and surrounding finishes are included in the work. The window product is only part of the renovation. Sills, shutters, seals and decoration can fall between suppliers unless you assign them before installation.
This 2026 guide helps you prepare a coordinated scope. It gives no structural fixing detail, weatherproofing method or universal permission exemption. The actual opening, selected product and proposed change need assessment by the appropriate installer and professionals.
Record the opening and its surroundings
Ask who takes the final measurements and when they become the ordering basis. A photograph or an old drawing can support the enquiry, but should not be treated as a substitute for the relevant survey.
Show the installer the shutters, blinds, handles, nearby cabinetry and fittings that may affect the work. Explain whether those items will remain, be removed or be replaced. An apparently straightforward window change can still create conflicts with an existing shutter mechanism or interior fitting.
Keep the survey record identifiable by room and opening. If the house contains several similar windows, a clear location label helps prevent a product or dimension being associated with the wrong position.
Clarify what removal includes
The quotation should describe removal of the existing window and the expected treatment of adjacent materials. Ask which condition assumptions have been made about the wall, sill and existing fixings.
Do not assume every surrounding finish can be retained intact. Equally, avoid accepting unrestricted damage as an inevitable consequence without a defined scope. The installer should explain the intended approach, known risks and how an unexpected condition will be reported.
State what will happen to removed components and waste. If you want an item retained, agree that before the work. The contractor needs to know whether a shutter or fitting is to be stored, reused or disposed of within the appointment.
Specify internal and external making good separately
“Making good included” should identify the affected surfaces and intended finish. Internal plaster, external render, tile edges and paint may be different tasks with different trades.
A proposed editorial interface register has four locations: internal reveal, external reveal, sill and shutter connection. These four entries are an example record, not an exhaustive installation standard. Each can identify the responsible party and the agreed result.
Ask who matches an existing finish and what limitation is expected. A local patch may not produce an indistinguishable appearance across an aged wall. The scope should explain the intended extent of decoration rather than leave the homeowner to infer whole-room repainting.
Ask for the perimeter and water-management detail
The installer should explain how the selected window connects to the actual opening and how the relevant weather interfaces will be addressed. This guide does not prescribe a sealant, joint width or sill slope.
A material label such as aluminium or timber does not describe the performance of the complete installed assembly. Ask for the product reference, relevant instructions and the project-specific interface detail to be coordinated.
If another trade handles the surrounding waterproofing or render, identify the handover between them. The window installer should know the expected background, and the finishing trade should know the approved detail. Neither should have to guess what the other has assumed.
Coordinate shutters, screens and adjacent fittings
A replacement frame can affect the available space and operation of items around it. Ask who assesses retained shutters, insect screens, blinds and fittings against the selected product and final opening.
If a retained item needs adaptation, price that task before ordering. It should not become a hurried extra after the old frame has been removed. If adaptation is not feasible, the proposal should state the alternative and its effect on the budget.
Ask whether a separate supplier needs a site visit or product information. Coordination is especially useful when a shutter or screen is ordered independently. A shared room label and revision record can keep the two purchases connected.
Protect the occupied room during the works
Tell the contractor how the room is used and whether belongings can be moved in advance. Agree who provides protection and what must be cleared by the owner.
Ask how access to the opening will be managed and how the home will be left if the work cannot be completed that day. The response should address the actual property and competent safety assessment, rather than promise an improvised closure.
Do not use a preferred completion time to override the selected installation requirements. If an unexpected wall condition or weather affects the sequence, the contractor should explain the revised plan and the usable state of the room.
Check the authority and permission position before committing
A change to appearance, opening dimensions or the building may raise owner, building-management or statutory questions. Ask the appropriate Cyprus professional to assess the actual proposal.
For the approval enquiry, consult the Cyprus government's planning procedure and its separate building-permission procedure. They provide a route for checking relevant works, but this article does not declare that every window replacement needs the same permission or that it is automatically exempt.
Keep any owner consent separate from the statutory assessment. A landlord's acceptance of a product image is not evidence that every approval question has been resolved. Confirm the relevant dependencies before ordering a product that cannot readily be changed.
Obtain exposure and care guidance for the exact product
If the property is near the sea or otherwise exposed, ask for the manufacturer's applicable guidance for the proposed product and installation. Do not rely on a broad claim that a material is suitable everywhere.
The response should identify care requirements and any limitations that affect the selected finish or hardware. This article supplies no universal maintenance interval or corrosion-performance promise.
At handover, retain the product reference and relevant instructions. That helps a future repair enquiry identify what was installed rather than depend on an approximate description of the frame colour or material.
Check operation and finish at handover
Use the opening labels to record completed work and outstanding items. Ask the installer to demonstrate normal operation and explain user maintenance within the manufacturer's instructions.
The completion record should distinguish installed windows from remaining decoration or shutter work. A functioning frame can be complete within one contract while the surrounding renovation still has tasks outstanding.
Keep the agreed scope, survey, product records and any revised instruction together. If a problem returns, those documents help establish the work performed and the responsible contact. They do not replace an appropriate professional assessment of a suspected fault.
Common questions
Is repainting automatically part of installation?
It depends on the agreed scope. State the surface, extent and finish of decoration, and identify the responsible trade before comparing quotes.
Can final dimensions be taken from old plans?
Ask the installer for the appropriate survey and ordering process. Existing plans can inform the enquiry but may not establish the actual opening condition.
Should shutters be dealt with after the window is fitted?
Their interface should be considered before ordering. A later installation task can still need dimensions and coordination at the earlier stage.
What should happen if removal exposes unexpected damage?
The contractor should document the condition, explain the proposed response and obtain the agreed approval before extending the scope. Record how the discovery affects the interface, programme and making good.
