Why window replacement prices vary so much in Cyprus
Real window replacement ranges for Nicosia, Cyprus, what moves them, and what to check before accepting a quote.

Ask three installers to replace the windows in the same Strovolos flat and the figures can sit surprisingly far apart. That is not usually a sign that someone is overcharging. A window quote covers a frame system, a glass unit, a way of getting both up to the opening, and the plaster and paint that put the wall back together afterwards — and installers make very different assumptions about the last two.
The size of the spread
Windows here are quoted per opening rather than per square metre, because a small bathroom window and a full-width balcony slider are not the same product at different sizes. They are different frames, different glass, different hardware and different lifting.
Four things decide where you land in the range:
- the frame system, and whether it has a thermal break
- the glass unit inside it — build-up, coating, and whether it is laminated
- how the frames reach the opening and how the old ones come out
- how much making good the wall needs once they are out
The cheapest quote and the dearest quote are rarely the same window at different margins. They are usually different work.
Access and travel time
Nicosia is the district where travel time is least likely to dominate a quote. The contractor base is dense through the centre, Strovolos, Lakatamia and Latsia. Distance becomes a real line on the invoice at the edges of the district — Kokkinotrimithia, Dali, Tseri and the villages running towards the foothills — the same arithmetic that has contractors in Polis Chrysochous price the distance from their base straight into the day rate.
What matters far more here is access to the opening itself. The district holds a large stock of apartment blocks built between the 1970s and the 1990s, and their lifts were sized for people. A made-up frame with the glass already in it is heavy and rigid, and a wide fixed pane frequently will not turn the corner out of a lift lobby. Where it will not, every unit goes up the stairs by hand and every old frame comes back down the same way.
Above the lower floors, some openings can only be worked from outside. That means a scaffold tower or a mobile platform, and whichever it is belongs in the quote as its own item rather than buried in a rate. Inside the old city walls the constraint is the street: there are addresses where a van cannot reach the door, and where the only place to stand a skip is somewhere the municipality would rather you did not. Settle where the waste is going before the first frame comes out.
Specification differences
Two windows that look identical from the street can differ enormously in what they cost to make.
Start with the frame. Most of the original glazing in Nicosia's older blocks is single-glazed aluminium with no thermal break, which is why the frames run with condensation on the coldest mornings and burn to the touch by mid-afternoon in July. Replacement frames come as uPVC, as aluminium without a thermal break, and as aluminium with one. The thermal break is a genuine cost step, and on this island it earns its money in summer at least as much as in winter.
Then the glass, where Nicosia diverges from northern European advice. The city sits inland and has the widest temperature range on the island, so what matters on a west-facing living room is how much solar heat the glass lets through, not only how much warmth it keeps in. A solar-control coating on the outer pane costs more than a standard low-emissivity unit and does more for a room that bakes from three o'clock. Laminated glass is a further step, and it is the one to specify where road noise, or safety at low level and on balcony doors, is the real problem.
Opening type moves the price as much as the glass. Sliding frames dominate Cypriot balcony openings and are usually the cheaper configuration; tilt-and-turn casements seal better and cost more; a large fixed pane is cheap as a frame and expensive to lift. Every opening in a flat can reasonably be a different answer, and a quote that prices them all the same way has not looked closely.
Finally, the Cypriot extras that are not extras here at all:
- insect screens, which on this island are not optional
- roller shutters, and whether the existing shutter box is reused or replaced
- security grilles on lower floors, removed and refitted
- external sills and drips that throw rainwater clear of the render
- drainage slots in the frame track, which decide whether a balcony slider floods in a winter downpour
Season and demand
Window replacement in Nicosia is not seasonal the way coastal refurbishment is. What the calendar changes is the risk of the open hole and the length of the queue.
In the wet months a morning of rain against an opening with no frame in it is a real problem, so sensible installers work opening by opening, closing each one before cutting out the next. In high summer the constraint flips: silicone and mortar skin over faster in dry inland air, so the crew starts earlier and the day covers fewer openings.
The bigger seasonal factor is fabrication. Frames are made to your measurements after the survey, so the wait between deposit and fitting is production time. That queue lengthens ahead of the weeks people want a home finished — before Christmas and Easter, and at the turnover between tenancies at the end of the academic year — and thins in August when workshops take leave. If the windows have to be in by a date, the survey slot is the thing to book early.
How to read a quote
Put the quotes beside one another and look for the same items on each. Where an item is absent, the quote is not cheaper, it is smaller.
A measured survey, opening by opening
Sizes should come from a survey at the property, with each opening listed separately. A quote priced from a floor plan or a phone call will move.
The frame system, named
Manufacturer and series, the material, and whether it is thermally broken. "Aluminium double glazed" is not a specification.
The glass unit, specified
Pane thicknesses, cavity, any low-emissivity or solar-control coating, and where laminated or toughened glass is being used. Ask which openings get the solar-control unit and why those ones.
Opening configuration per window
Sliding, casement, tilt-and-turn or fixed, and which way each one opens. Easier to change on paper than after fabrication.
Removal, disposal and making good
Who carries the old frames down, whether disposal is inside the figure, and what plaster, sill and paint repair is included on both faces of the wall. Making good is the largest hidden cost in a window job.
Shutters, screens, sealing and weathering
Insect screens, roller shutters and grilles stated per opening, plus the sealant grade, the external drip detail and the frame drainage. That last group decides whether the job is watertight in a February storm.
Access and programme
Scaffold or platform where openings cannot be worked from inside, who provides it, the fabrication lead time, and how long any opening stands without a frame.
Warranty, split out
The frame warranty, the sealed-unit warranty and the installation warranty are three different things with three different lengths. Ask for all three in writing.
VAT
Whether it is included and at which rate. Renovation of a main residence in Cyprus can qualify for a reduced rate under conditions set by the Tax Department, and whether your job qualifies changes the total meaningfully.

Common questions
Do I need permission to replace my windows?
Replacing like for like inside your own dwelling is normally treated as maintenance rather than a planning matter. What changes that is altering the size or position of an opening, changing the appearance of a facade in a protected area, or work in an apartment block where the external envelope is common property. In a block, the management committee and the block's regulations come into it before the municipality does, and blocks commonly require frames to match across the facade. Check before ordering, not after.
Is uPVC or aluminium better in Cyprus?
Both are widely used, and the frame material matters less than the thermal break, the glass and the quality of the fitting. Aluminium takes larger spans and sliding configurations more easily, which is why it dominates balcony openings. What is worth resisting is replacing an old non-thermally-broken aluminium frame with a new non-thermally-broken one purely because it is the cheapest line on the page.
Will new windows make the house cooler in summer?
They help, but not on their own. A solar-control coating cuts the heat coming through the pane and a well-sealed frame stops hot air leaking around it, but neither replaces shading. In Nicosia, external shutters, an awning or a deep reveal on the west elevation do more for an afternoon room temperature than any glass specification, and the two together do more than either alone.
Can I replace just some of the windows?
Yes, and it is a sensible way to phase the cost. Start with the openings doing the most damage — the west and south elevations, and anything that leaks in winter. Keep the frame system and colour recorded so the later phase matches, and tell the installer it is phase one so the survey notes the details that need repeating.
