Make the service route a decision before demolition

Before moving a partition in an occupied Cyprus home, establish whether concealed services cross the removal area or the proposed new fixing line. A pipe can matter even when it does not run inside the wall being removed: it may pass beneath the floor where the replacement partition will be anchored. The useful outcome is a documented decision about what can proceed, what needs alteration and which areas remain unresolved.

Draw the existing partition and proposed position on one room plan. Include door openings, nearby sinks, showers, radiators and visible service access points. Mark the work footprint rather than only the finished wall line, because removal, floor repairs and installation can affect different areas. Ask the contractor to identify the investigation needed before committing to the demolition sequence.

Service investigation also does not establish whether a partition can be removed structurally. Keep that assessment with the appropriate professional. For coordinating the wider appointment, the home renovation comparison page provides a suitable starting point for requesting contractors against one domestic brief.

Build a route hypothesis from evidence

Collect original drawings, earlier renovation photographs and records of plumbing alterations. Ask who produced each record and whether it describes proposed or completed work. A sales floor plan may help identify rooms while saying nothing reliable about pipe positions. An old installation photograph becomes more useful when its viewpoint and relationship to a permanent doorway can be established.

Give the plumber observations rather than conclusions. For example, report that a bathroom sits behind the partition and a water connection emerges from an adjacent cupboard. Do not convert those observations into an assumed straight route. The investigation should distinguish visible connections, routes suggested by records and routes actually confirmed on site.

Look beyond the room being redesigned. In a flat, the affected service might continue to another dwelling or belong to a shared installation. Ask who can establish ownership and arrange access before anyone proposes an interruption. A household stop valve should not be assumed to control every pipe near the partition. Record that uncertainty explicitly so it cannot disappear between the survey and the work.

Specify detection without treating it as clearance

Ask the investigating contractor which equipment is appropriate for the wall and floor construction and which suspected services it can detect. A generic promise to scan the wall leaves important questions unanswered. The report should identify the actual device, inspected surfaces, inaccessible areas and interpretation limits. An unexplained green screen or photograph of a detector is weak evidence for a demolition decision.

Bosch lists metals, cables and both empty and water-filled plastic pipes among the detectable objects for its D-tect 200 C. Its published maximum depth differs by substrate: the headline maximum is not a universal depth for every wall. These specifications illustrate why equipment selection must follow the material and task. They do not establish that a particular home has been fully surveyed. Bosch product specifications.

Ask for findings to be shown on the room plan with the scan coverage. Distinguish a detected feature from a positively identified water pipe. Where the result remains ambiguous, agree whether further specialist investigation, controlled exposure or a changed layout is required before dependent work starts.

Buy a bounded investigation stage

A separate investigation appointment can prevent a demolition crew arriving with no usable information. Define its output: an annotated plan, photographs, identified service connections and recommendations for unresolved areas. State whether making good after any agreed opening is included. Also identify who authorises additional investigation if the first visit cannot answer the question.

Keep the method with the competent trades. The owner’s job is to secure a clear work boundary and decision record, not prescribe how to expose a concealed pipe. UK HSE guidance advises checking both sides of walls, consulting installation plans and obtaining competent help where electrical locations cannot be established. This is relevant safety guidance, not a statement of Cyprus law. HSE: Work near electricity.

Require the investigation to address neighbouring electrical services as well as plumbing. Finding one pipe does not settle the whole work area. Agree who coordinates the plumber, electrical professional and partition contractor, so each receives the findings relevant to their own work rather than assuming another trade has cleared everything.

Choose between retention, rerouting and layout revision

Once the route is understood, compare the practical consequences of retaining it, rerouting it or adjusting the partition. Retention may preserve a working installation but constrain fixings or future access. Rerouting may release the desired layout while adding plumbing work, interruption and reinstatement. A small layout adjustment may avoid those changes, but only if the responsible trades confirm it resolves the conflict.

Ask the plumber to identify how valves, joints and maintainable components will remain accessible under the proposed finish. A drawing showing an unobstructed room can conceal a future access problem. Include the making-good boundary: who repairs the floor, who restores any affected waterproofing system and who accepts the surface before the new partition is installed.

Where the partition forms part of a kitchen redesign, coordinate that decision before cabinetry becomes fixed. The existing guide to mapping kitchen renovation interfaces explains the related ordering dependencies. Here, the specific approval is narrower: whether the investigated service arrangement permits the partition work shown on the accepted drawing.

Test the sequence with a hypothetical household

Consider a fictional occupied flat where an owner wants to move a study partition to enlarge a shower room. Drawing A shows the preferred new line, but no completed plumbing plan exists. A contractor’s initial scan identifies a feature across part of the proposed floor fixing area. At this stage, the record says unidentified feature; it does not say redundant pipe or safe to drill.

The owner authorises a defined investigation stage. Suppose the responsible trades then confirm a functioning water route and propose two alternatives: a revised partition position or a separately specified plumbing alteration. The owner selects the revised position after checking that the resulting room still meets the intended use. Drawing B replaces Drawing A for the affected work.

The practical gain is an informed sequence, not a promised saving. Removal begins only within the agreed boundary. The new partition contractor receives Drawing B and the service record before setting out. If the route cannot be confirmed, that portion remains on hold rather than being treated as covered by the owner’s general instruction to renovate.

Hand over a dated record that remains usable

Keep one record identifying the property, room, investigation date, author and drawing revision. Attach photographs with locations and orientations. Label each route as observed, detected, inferred or unresolved, using wording agreed with the investigator. Include the limits of access and any area omitted from the survey. A later reader should understand both what was established and what was not.

For occupied work, add the agreed interruption window, facilities affected and person responsible for restoring service. Ask the relevant trade what checks and records it will provide after an alteration. Do not invent a universal test pressure or duration: that belongs to the actual installation and applicable product requirements.

At handover, update the plan to reflect completed work and retain outstanding items with named owners. Replace superseded copies in the active job pack while preserving their history. Prepare the renovation enquiry around this evidence, then use Renovate.cy to compare suitable contractors against the same investigation, alteration and reinstatement boundaries.

Frequently asked questions

Does a clear detector result prove there are no plastic pipes?

No. Ask which equipment and settings were used, what construction was inspected and which limitations remain. A result must be interpreted within the actual survey scope.

Should the plumber attend before the partition contractor?

Where concealed plumbing could affect removal or new fixings, arrange the relevant investigation before those operations. The coordinator should confirm the precise sequence.

Can an old renovation photograph establish the route?

It can support investigation if its location and date are identifiable. It does not establish that later alterations have not changed the installation.

What should the final drawing show?

The accepted partition position, confirmed service information, evidence references, revision date and unresolved or inaccessible areas.

Prepare a domestic renovation brief and compare suitable contractors.
