What floor replacement actually involves in a Cypriot home
What a Cypriot floor replacement quote covers as standard, what is charged separately, and the lifting, levels and dust that decide the real cost.

Replacing a floor in a Cypriot home is mostly a demolition job with a laying job on the end of it. The existing floor is almost always ceramic tile, marble or poured terrazzo bedded in a sand-cement screed on a concrete slab, and none of that comes up easily or quietly. What decides the price is not the tile you choose but one question asked before anything is ordered: does the old bedding screed come up as well, or does the new covering go over what is already there? The dust control, the waste, the door clearances and the threshold onto the veranda all follow from the answer. Two quotes that answer it differently are not competing; they describe two different jobs.
Scope in plain terms
A floor replacement quote should describe five operations in order: protection and dust control, lifting the existing floor, preparing and levelling the substrate, laying the new covering with its adhesive and grout or underlay, and finishing the perimeter with skirting or trim. A price that names only the covering and a rate per square metre has priced the fourth of those five.
The starting point matters more than the finish, and Cypriot housing gives you a few recognisable ones:
- Tile over a sound screed. Tiles up, screed patched and levelled, new covering down. This is the job most rates assume, and the one where a per-square-metre figure is close to honest.
- Tile bedded in a thick screed. In much of the older stock the tiles are set in a deep bed and come off with it in lumps. More labour, far more waste, and a substrate rebuilt to level rather than skimmed.
- Poured terrazzo, the old mosaiko. Very hard, very well bonded, and lifted with heavy machine work. Grinding and polishing it back is a different trade and sometimes the better answer.
- A ground floor slab with no reliable damp barrier. Older ground-floor rooms and converted storage spaces push moisture up through the slab. Ceramic tile tolerates that; wood, laminate and most resilient coverings do not.

What is included as standard
Protection and dust control. Doorways sealed, remaining rooms shut off, routes out covered, extraction on the cutting equipment. Lifting tile and screed produces fine silica dust that reaches wardrobes, air conditioning units and the inside of kitchen cupboards two rooms away, and Cypriot homes are open-plan and hard-surfaced in ways that help it travel.
Lifting the existing covering. Tiles up, adhesive residue removed, floor swept back to whatever substrate the quote says it stops at. Check that clause: "lift existing tiles" and "lift existing tiles and bedding screed" are different lines with very different prices.
Substrate preparation and levelling. Patching, filling and a levelling compound so the new covering has something flat and sound to bond to. Almost every failure in a new floor traces back to this step being thinned.
Supply and laying of the new covering, set out from the right datum, with the correct adhesive, grout, and movement joints where the run needs them. Then perimeter finishing — skirting or upstand renewed, trims at thresholds, and sealing where the floor meets a shower tray, a kitchen plinth or a balcony door.
Waste removal. Confirm it is in the price, and who arranges the container and where it stands. Tile and screed debris is dense, and the volume surprises people.
What is almost always extra
- Lifting the screed, which changes the labour, the plant, the waste volume and the programme at once.
- Building the substrate back up. Once the screed is out you are not levelling but re-screeding, and new screed needs curing time before anything can be bonded to it.
- Door adjustment and rehanging. If the finished floor rises, internal doors come off, get trimmed and get rehung. Laying over existing tile nearly always needs it.
- Threshold changes at balcony and veranda doors. Raising an internal floor reduces the step down to the outside, and in a climate where winter rain arrives sideways that step is drainage rather than decoration.
- Damp-proofing or a liquid membrane, where a ground floor slab reads damp or the room is a bathroom, wet room or laundry.
- Skirting, which rarely survives being taken off.
- Balcony and veranda floors, which need falls, drainage and waterproofing under the tile — a waterproofing job with tiling on top rather than tiling outdoors.
The parts people underestimate
Levels ripple outwards. A floor that finishes higher than the old one touches the internal doors, every balcony threshold, the junction with any room not being done, the kitchen plinth and the shower tray upstand. This is the commonest unhappy surprise, and entirely predictable if the level is worked out before ordering rather than after lifting.
Old blocks hide services in the floor. In the 1970s to 1990s apartment stock that dominates Strovolos and the Nicosia suburbs, pipes and cables were routinely buried in the screed with no record of where — a large part of why rewiring and replumbing dominate renovation there. Agree in advance what happens if a pipe is struck, and expect a competent contractor to scan before breaking out.
The building moves, so the floor has to be allowed to. Inland Nicosia takes the widest temperature range on the island, and a large uninterrupted tiled run in a room with full-height south-facing glazing expands against its perimeter. That is what movement joints and a compressible perimeter gap are for, and why tiles lift in a ridge along one wall when they are left out. In parts of Pissouri, known ground movement makes a structural survey standard before major work.
Humidity decides which coverings are sensible. Near the salt lake at Oroklini the raised humidity feeds straight into damp-proofing specifications, and the same applies to any ground-floor room on the coast. Solid wood moves with moisture, laminate swells at the joints if water sits on it, and both want a slab that has been tested rather than assumed. Ceramic and porcelain are indifferent, which is a large part of why the island is tiled.
Access and season are scheduling costs. On the hillside plots above Peyia, steep access roads limit vehicle size, so pallets of tile arrive in smaller loads and the rubble leaves the same way. In the free area of Famagusta, refurbishment concentrates between November and March because Ayia Napa and Protaras are letting rooms the rest of the year, and good contractors are booked in that window. The VAT rate can change which quote is cheapest. Renovation and repair of a private residence in use for more than three years can be invoiced at the reduced VAT rate of 5% rather than the standard 19%, provided the value of the materials does not exceed 50% of the value of the services. Flooring sits close to that line: a labour-heavy lift-and-relay leans one way, a large area of expensive stone the other. Ask which rate each contractor has quoted at, and confirm the current conditions with the Tax Department.
Common questions
Can I lay a new floor over the existing tiles?
Often, and it is the cheapest route: no lifting, little dust, a fraction of the waste. The conditions are that the existing tiles are sound and well bonded, that the substrate is dry, and that you can live with the floor finishing higher. Sound the old floor out first — a hollow ring under a tile means the bed has let go, and anything bonded on top inherits that.
How long is a room out of use?
The lifting is fast and loud, the preparation slow and quiet, and the laying is governed by curing times rather than by how many people are on site. Levelling compound, adhesive, grout and any new screed each have a waiting period before the next step, and none can be shortened by paying more. Ask for the programme with those waits shown, not just the working days.
Is the old mosaiko worth keeping?
Frequently. Poured terrazzo is hard, well bonded and repairable, and grinding and polishing it is usually less disruptive than breaking it out. Get one price to restore it alongside your prices to replace it.
Is floor replacement ever urgent?
The reason for it can be. A burst pipe under a screed, water tracking into the flat below, or a slab still wet after a leak are same-week problems, and they belong to a plumber and a drying contractor before a floor layer. Laying over a substrate that has not dried out is how one repair becomes two.
Who should look at a floor that keeps cracking in the same place?
Not a tiler first. Recurring cracking along a consistent line, a corner that has dropped, or cracking that continues up a wall is a structural question, and it belongs with an engineer — ETEK maintains the register of technical professionals in Cyprus.
