Why floor replacement prices vary so much in Cyprus

Real floor replacement ranges for Nicosia, Cyprus, what moves them, and what to check before accepting a quote.

Two flats in the same Strovolos block, the same ninety square metres of floor, and quotes that sit a long way apart. Nothing dishonest has usually happened. Floor replacement is one of the few renovation jobs where the finished result looks much the same from the doorway and the work underneath it is completely different, and most of the spread is decided before a single tile is laid.

The size of the spread

Tiling in Cyprus is generally quoted between €22 and €70 per square metre supply and lay. That is a wide band, and the important thing to understand is that the top of it is not three times better tile. It is usually a different job: an old floor coming up rather than being covered, a substrate that needs levelling, large-format tile that demands a flatter base, or a fourth-floor flat with no goods lift.

Four things move you within the range, and they are worth naming before you look at any quote:

  • what happens to the existing floor
  • how flat the substrate is once that floor is off
  • how the materials get in and the rubble gets out
  • the format and material of what you are laying

Everything else — grout colour, skirting profile, which showroom you bought from — moves the number far less than people expect.

Access and travel time

Nicosia is the one district where travel time is rarely the headline cost. The contractor base is dense through the centre, Strovolos, Lakatamia and Latsia, so most jobs sit a short drive from a yard. It becomes a real line item at the edges: Kokkinotrimithia, Dali, Tseri and the villages running towards the foothills. A two-person team losing an hour a day to the road is an hour a day you are paying for. It is the same arithmetic that makes contractors in Polis Chrysochous price the distance from their base into the day rate.

Vertical access matters more here than horizontal distance. Nicosia has a large stock of apartment blocks built between the 1970s and the 1990s, and their lifts were sized for people rather than for building materials. A 120 by 60 centimetre porcelain tile does not always fit in one. Where it does not, every pallet goes up the stairs by hand and every barrow of broken screed comes back down the same way. That is labour, and an honest quote shows it.

Inside the old city walls the constraint is the street. There are addresses where a van cannot reach the door and everything is carried the last stretch, and there are streets where the only place to stand a skip is the one the municipality will not let you block. Ask early where the skip is going and who is arranging it, because on a tight street that answer occasionally changes the whole programme.

Specification differences

Ceramic, porcelain, large-format porcelain, natural stone, engineered timber, vinyl plank and microcement all end up as a floor, and they behave nothing alike during installation.

Format drives preparation. A large tile needs a flatter substrate than a small one, because a tile cannot bend to follow a hollow and a lipped edge in a wide format is visible from across the room. The levelling that gets you there is preparation work, not tiling work, and it is the most common reason a quote comes in above the figure someone had in their head. It is also legitimate. A floor laid on an uneven base fails at the edges within a couple of years.

Material choice interacts with what is under the floor. If you have underfloor heating, or expect to, the covering and the adhesive have to be rated for it, and some timber and vinyl products are not. Say so at the quoting stage rather than after delivery.

Then there is movement. Nicosia sits inland and has the widest temperature range on the island, and a floor on a sun-exposed veranda, or a long open-plan slab running from a shaded room to a glazed wall, expands and contracts more than a protected interior. Perimeter and field movement joints are what absorb that. They cost very little, they are invisible in a finished room, and leaving them out is invisible in a quote too — until a line of tiles lifts in its third summer.

Small items that quietly change the total: door undercutting, threshold strips between rooms of different heights, skirting removal and refitting, and whether the new build-up raises the floor enough to stop a door closing. In an older flat where the levels have already been altered once, this list gets longer.

Season and demand

Flooring in Nicosia is not seasonal the way coastal refurbishment is. Nobody is squeezing the work into a closed season. What the calendar changes is how the materials behave and how quickly you can get a team.

In the heat, adhesive open time shortens. A tiler working in an unshaded room in August has less time between spreading and setting than the same tiler in March, which means smaller batches, more care and often an earlier start to the day. Screeds and levelling compounds have their own problem: in dry inland air the surface can dry faster than the body cures, so a decent contractor covers and protects new screed rather than leaving it to the room. Neither of these makes summer work worse. They make it slower, and slower is priced.

Demand peaks around the moments people want a room finished — the weeks before Christmas and Easter, and the turnover between tenancies at the end of the academic year. August is thin for labour because crews take leave. If the floor has to be down by a date, the booking is the thing to secure early; the tile can usually be changed later, the slot cannot.

How to read a quote

Put the quotes side by side and check for the same eleven things. If one is missing an item, it is not cheaper, it is smaller.

  1. Area, measured or estimated

    Square metres should come from a measurement on site, not from the title deed or a floor plan. Ask which it was.

  2. Supply and lay, or lay only

    A labour-only rate against a supply-and-lay rate is not a comparison. If the tile is yours, ask who is responsible for shortfalls and breakages.

  3. The covering, named

    Manufacturer, reference and format. "Porcelain 60x60" is not a specification; two tiles at that size can differ substantially in price and in how flat they are out of the box.

  4. Removal and disposal

    Whether the old floor is lifted, who loads it, where it goes, and whether the disposal charge is inside the figure.

  5. Levelling allowance

    How many millimetres of levelling compound are assumed, and what the rate is if the substrate turns out worse once the old floor is off.

  6. Adhesive and grout, specified

    Class of adhesive and type of grout, not just a colour. Wet areas and heated floors need particular products.

  7. Movement joints

    Perimeter joints and, on larger areas, field joints. Ask where they will fall.

  8. Skirting, thresholds and doors

    Removal, refitting or replacement of skirting; threshold strips; door undercutting or rehanging.

  9. Protection and clean

    Protection of the rest of the property during the works, and the final clean. Tile dust reaches rooms nobody worked in.

  10. Programme

    How many working days, and how many of those the room is unusable. A floor with a curing screed under it is out of action longer than the labour days suggest.

  11. VAT

    Whether it is included, and at which rate. Renovation of a main residence in Cyprus can qualify for a reduced rate under conditions set by the Tax Department, and whether your job qualifies changes the total meaningfully.

Common questions

Can I lay a new floor over the old one?

Often, and it is the cheapest route when it works. What decides it is height. The new build-up raises the floor, and that has to clear doors, thresholds, balcony levels and any step to a wet room. It also needs the existing floor to be sound and well bonded — laying over tiles that are already drumming underfoot only moves the failure upward.

How long will the room be out of use?

Longer than the labour days. Lifting and disposal, levelling and its cure, laying, grouting and the wait before furniture goes back are separate stages, and the drying stages do not compress because you are in a hurry. Ask for the programme in days rather than a total, so you can see where the waiting sits.

Why is my quote above the published range?

Usually access, levelling or removal. A ground-floor flat with a sound substrate and a small-format tile sits near the bottom of the range. A fourth floor with no suitable lift, forty square metres of screed to break out and a large-format porcelain sits near the top, and both are the same trade doing honest work.

Does replacing a floor need permission?

Replacing a floor finish inside your own dwelling is normally a finishes job rather than a planning matter. What changes that is structural work, altering floor levels or openings, or anything touching the common parts of an apartment block, where the block's regulations and the management committee come into it. If the work goes beyond the finish, check with your municipality before it starts.

Should I buy the tile myself?

You can, and it sometimes saves money. It also moves the risk: shortfalls, batch variation between deliveries and breakage become yours to solve mid-job. If you do buy, order the wastage allowance your tiler asks for rather than the one that looks tidy, and buy it in one batch.
